Proposed Zoning for 1375 Clyde Avenue

At the Public Information Session, residents will be able to drop in during the hours noted above and review the plans for the site. Representatives from the City, the Planning Consultants, the Ward Councillors offices and Dymon Group of Companies will be available to discuss the project and answer questions.

 

 

Proposed plan:

An application for Zoning By-law Amendment has been submitted for 1375 Clyde Avenue to allow for the development of a new five-storey self-storage building facing Clyde Avenue and a new restaurant building at Baseline Road.  The existing ‘Value Village’ building is to remain and is being repurposed for a new retailer.   To facilitate the proposed development, the applicant is requesting Warehouse (limited to Self-Storage) be added as a permitted use on the site.  The applicant is also requesting changes to some applicable development standards including specific relief from some ‘active street frontage’ zoning requirements, parking rate and aisle width requirements, minimum landscape buffers around parking lots and provision of outdoor communal space, screening of refuse and loading areas and queuing requirements for drive-throughs.
